POSITION SUMMARY:

The Property Manager is responsible for assisting the Regional Manager in performing all duties and functions required for efficient operation of these apartment/townhome communities. This is a full-time position and reports to the Regional Manager.  We have positions in Senior Living environments as well as multi-family housing.

While performing the duties of this job, the employee regularly works in an office environment.   The employee occasionally works in outside weather conditions and is occasionally exposed to fumes or airborne particles, body fluids and toxic or caustic chemicals. 
REQUIREMENTS
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned.
 
Observe given office hours, and be available for off hour emergencies.
Coordinate/Supervise support staff personnel in their daily tasks to insure the company expectations are understood and the job is done in a timely manner.
Secure, distribute and maintain applications for long term leases.
Responsible for securing and maintaining long-term tenants to maintain vacancies below 5%.
Responsible for collecting rents to maintain receivables below 5%.
Provides exceptional customer service to prospective tenants, tenants, vendors and co-workers.
Performs showings of units to prospective tenants.
Arrange and ensures that all maintenance requests are done correctly and completed in the allotted time frame.
Monitors community to insure that company policies and procedures are followed to maintain standards for safety, quality, and overall company and tenant satisfaction.
Processes, and ensures move in paperwork with tenants is complete to set regulations.
Processes, and ensures annual recertification paperwork is complete to set regulations.
Performs move out inspections to ensure there are no damages, and correct deposit is refunded, if applicable.
Responsible to arrange and coordinate vendors to ready units for new tenants.
Performs financial duties for community, including balancing the checking account, and billing vouchers to ensure payments without late fees.
Responds to all emails in a timely manner.
Observes all company personnel, quality, and safety policies.
Responsible to keep expenses within budget, by communicating with Regional Manager to adhere to set policies for obtaining verifiable receipts.
Performs other duties as assigned.
 
 
KNOWLEDGE, SKILLS, AND ABILITIES:
Extensive knowledge of property management and marked ability to analyze and respond to site problems
Excellent communication skills - both oral and written.
Behavior supports positive work environment.  Examples:  lead by example, friendly and excellent communication skills both listening and speaking.
Working knowledge of fair housing regulations.
Considerable skill in problem solving, conflict resolution and dealing with confidential information/situations
3-5 Years Property Management Experience is preferred.
