Reviews residential loan application file to verify that application data is complete and meets establishment standards, including type and amount of mortgage, borrower assets, liabilities, length of employment, obtain property abstract, survey, appraisal and insurance information and input information on LOS.

Submits mortgage loan application file for underwriting approval.

Communicate with loan officer and underwriter about issues pertinent to property and credit.
- Ensures loans are clear to close.

Prepares Closing Disclosure and works with settlement agent to coordinate numbers to ensure all fees and costs are accurately calculated.
- Prepares all required mortgage loan closing documents via Loan Origination System, ensuring no errors or typos are on the documents.
- Confirms all closing conditions are met per investor guidelines.
- Work with compliance officers on meeting the guidelines for compliance regulations.

Ship closed loan files to investor and notes to warehouse banks.

Clear all outstanding investor conditions.
- Ship investor required trailing documents.

Process secondary payoffs along with follow up.
- Run required monthly reports.

Process any outstanding escrow holdback per investor requirements.
- Cross- train and learn other functions within the department as needed.

Conduct pre-underwriting as needed to expedite file completion.
- Assist in identifying process improvement opportunities.

Advise Mortgage Operations Manager of needed enhancements to staffing systems and processes.

Work with originations staff to gain understanding of loan programs.

Develop the necessary skill set and knowledge to monitor compliance requirements for loans in process.

Assist with training of other staff.

Handle lock maintenance requests such as extensions, re-locks, updates, renegotiations, etc.

Handle pricing related questions regarding policies, procedures and investor guidelines.

Review and verify lock requests as they are received by the lock desk.

Maintain a clean locked pipeline.
- Locking loans of mortgage files for agency compliance and investor guidelines.
- Prepare an updated set of disclosures whenever there has been a change of circumstances.

Review and ensure accuracy and data integrity of required compliance disclosures at initial application and at time of lock if necessary.

Maintains accurate record of communications and/or actions related to disclosing process in the communication log of the applicable loan file.

Develop working knowledge of federal and multi-state laws and agency disclosure guidelines affecting residential mortgage origination: TILA, REG Z RESPA, ECOA, FACTA, FCRA, MDIA, BSA/AML, HMDA.
- Approve and lock rates on loans that are submitted to our pipeline.

In a timely manner, completely review, process, lock, extend and revise mortgage rate lock requests submitted by Loan Officers or Operations Team members. In doing so, facilitate the pricing exception approval process to ensure appropriate approvals are secured before a lock commitment is granted.

Evaluate investor pricing to determine the best investor to lock with while applying knowledge of specific investor guidelines.

Preferred bachelor’s degree in business or finance with 5 years’ experience banking or real estate processing, closing, post-closing.

Combination of education/experience that would enable incumbent to meet essential functions and required competencies of the position.
